Dwell Napa Valley began participating in the pioneering of fractional ownership in the Napa Valley and the surrounding wine country in April 2008. Dwell Napa Valley LLC has brought two single family residential fractional projects to market to date and is currently focused on the fractionalization of vineyard and winery properties and project management.

MARILYN O’NEIL, a resident of Napa Valley since 1998, is the founding and Managing Member of Dwell Napa Valley LLC. Ms. O’Neil has more than 10 years of experience as a former licensed Realtor, specializing in luxury sales, resort rentals and property management, combined with an additional 20 years of practice in real estate investment and quasi-commercial project management. Ms. O’Neil’s education and experience in fractional ownership began in July 2007. In combination with more than 30 years of knowledge and know-how within the real estate industry, Ms. O’Neil is proficient, skilled and well practiced.

Key to any fractional sale offering is the attorney responsible for the preparation of a full set of legal documents specific to the property and the ownership interests being sold or acquired. D. ANDREW SIRKIN is recognized as one of the foremost authorities in fractional property ownership. With 24 years of expertise in the preparation of over 6,000 fractional and shared ownership documents, his practice is devoted exclusively to co-ownership real estate. Mr. Sirkin received his law degree Magna Cum Laude from Boston College in 1984, where he was an editor of Boston College Law Review and admitted to Order of the Coif. He has practiced in San Francisco since being admitted to the California Bar in 1984. The co-ownership documents prepared by Mr. Sirkin provide for deeded and insured property ownership. Mr. Sirkin's work is recognized and respected by financial lenders, real estate brokerages, attorneys, and governmental agencies. Also an accredited instructor with the California Department of Real Estate, Mr. Sirkin is a part of the adjunct Dwell Napa Valley team.
